Our Inspections

Home Inspections:    

Our inspections begin in the interior with inspecting all of the windows, doors, floors, walls, ceilings, outlets, light fixtures, plumbing fixtures, drains, tubs, toilets, showers and fireplaces.  We will then test and inspect the heating/cooling system, plumbing system, electrical system and main panel box.  Next, we will enter the attic to inspect the framing, insulation and accessible wiring.  Then we will inspect the accessible foundation area walls, framing, plumbing and accessible wiring.  Next, we will inspect the exterior finishing systems, doors, windows, and accompanying components.  Lastly, we will inspect the grounds surrounding the building and review the roof coverings, chimney, flashing, guttering, and down spouts.

We welcome all of our clients to experience the inspection process with the inspector.  We bring a more personal and educational approach to the inspection process.  The inspector will walk you through several of the aspects of the home and how it works.  We welcome discussion of the findings during the inspection.

Our inspectors will compose the property condition report during the appointment, and your completed inspection report will then be sent to you electronically following the inspection.




Construction inspections in phases:


    Phase I - Foundation:
Construction of a building begins with the foundation.  We evaluate all of the accessible components of the footings, foundation walls, rough installations for plumbing and beginning segments of the structure.

    Phase II - Pre-drywall:
The pre-drywall inspection could be the most important inspection during the construction process.  We evaluate the framing structure, rough mechanical installations, accessible foundation components and any other installed components prior to them being enclosed or hidden by wall coverings inside and out.

    Phase III - Final:
Upon completion of contruction, prior to your final walk through with the builder, we perform an inspection to evaluate the building as a completed project.  This type of inspection is the same as an standard home inspection listed above.

    One Year Walk-thru:
A home goes through a settling in process during the first year as the components used to construct it dry out and settle into place.  During this time normal shrinkage cracks and nail pops appear.  The mechanical systems have been broken in and exposed to a full range of conditions.  A typical home builder will honor at least a one year walk through to repair the changes and alterations that have occurred during the "break-in" period.  We can inspect and document these changes and anything that might have been forgotten or become a problem.




Mold Inspections:

ACAC Certified Microbial Investigators are available to perform mold inspections.  Today's buildings are being built tighter and more efficient, which can make even a small moisture problem into a potentially serious health issue.  A mold inspection and air testing can bring peace of mind during the buying process.  We perform a visual inspection of the building to find visible mold growth and potential water related issues that may lead to mold growth inside the building.  We offer air testing to help investigate for elevated mold contamination in the indoor air you breathe.
